Warren County's biggest town, and the one with the most rules: waterfront lots on Lake George and Glen Lake, the Park Commission's five-year inspections, and the town's own septic inspection at property transfer. We work all of it, a short run up Route 149 from Fort Ann.

Queensbury has two kinds of septic customers. There are the neighborhoods off Bay Road and Aviation Road where a system just needs to be replaced quietly and correctly. And there are the lake lots — Cleverdale, Assembly Point, Rockhurst, the Glen Lake shore — where a septic system is a legal document as much as a hole in the ground.
For the second group, timing is everything. The Town of Queensbury requires a septic inspection when a Waterfront Residential-zoned property changes hands, and the sale waits on the system passing. The Lake George Park Commission puts every system within 500 feet of the lake on a mandatory five-year inspection cycle, and a "failed" result comes with a six-month clock. We've built for both, and we know the Commission's replacement standards are stricter than the state minimum.
Queensbury inspects septic systems on Waterfront Residential lots when the deed changes (Town Code Chapter 137). The town's program is recognized by the Park Commission, so a pass covers you for five years on both.
Within 500 feet of Lake George or 100 feet of a protected stream: mandatory inspections on a rotating 2023–2027 schedule, then every five years. Over half of the systems inspected in 2025 needed repair or replacement.
Warren County runs the State Septic System Replacement Fund for the Lake George basin: up to 50% of eligible costs back, capped at $10,000, decided by the county.
That's a common call. The replacement needs a stamped design and the town's and Park Commission's sign-off, so the test pits should happen the week you get the result. Once the plan is approved the digging itself is usually a few days. We'll give you a real timeline against your closing date.
Queensbury handles septic through the town's Building and Codes office under its own Chapter 137, with the Lake George Park Commission involved inside its zone. Washington County's permit doesn't apply here. We deal with the right office for your address.
